THIS TEXT AMENDMENT ESTABLISHES FRONT-LOADED GARAGE SETBACKS FOR BOTH PUBLIC AND PRIVATE STREETS.

CURRENTLY THE EXISTING LANGUAGE IN THE UDC ONLY APPLIES TO PUBLIC STREETS.

STAFF HAS ALSO ADDED ADDITIONAL GRAPHICS TO AID IN CALCULATING PROPER GARAGE SETBACKS REVISE THE DEFINITION OF ALLEY TO INCLUDE BOTH PUBLIC AND PRIVATE, AND ALSO CREATED A DEFINITION OF GARAGE FRONT-LOADED AND RELOCATED STANDARDS TO MORE APPROPRIATE SECTION OF THE UNIFIED DEVELOPMENT CODE.

THE PROPOSAL REVISION WAS SENT TO THE FEDERATION OF CIVIC ASSOCIATIONS AND ALSO TO THE GROWTH COALITION ON AUGUST 2ND, BOTH EXPRESS THEIR SUPPORT STAFF RECOMMENDS APPROVAL BASED UPON CONSISTENCY WITH THE CONFERENCE OF PLAN AND THE NEED TO CREATE A MORE USER-FRIENDLY UDC COMMISSION MEMBERS.

UM, AND THE PROBLEM WITH THE CHURCH DOWN THE JOURNEY WHEN THE DRAINAGE IS COMING IN, MY DIVISION, BEING FLOODED AND LIVING IN A ONE STREET SUBDIVISION STARTING LANE, AND THEN SOME DIVISION CALLS STARTING PLACE.

SO I'M OPPOSED TO IT RIGHT NOW, TOO.

IF YOU WIDEN THE STREETS AND HAVE SMALL DRAINAGE, BECAUSE I BELIEVE THAT ALL OF THESE SUBDIVISIONS BEING BUILT UP, IT'S NOT ENOUGH DRAINAGE TO COOK, TAKE CARE OF ALL THE HOUSING THERE.

UM, THE APPLICANT HAS PROVIDED THOSE CALCULATIONS.

THE DEPARTMENT OF PUBLIC WORKS AND THE SUBDIVISION OFFICE HAS RECOMMENDED APPROVAL.

UM, AND AS PRESENTED TONIGHT, THERE ARE ADDITIONAL STIPULATIONS THAT SPEAK TO A DRAINAGE THAT WILL BE ENFORCED AND THERE WILL BE A REVISED DRAINAGE IPEC STUDY REQUIRED WITH CONSTRUCTION PLANS.

COULD YOU JUST EXPLAIN FOR THE PUBLIC, WHAT YOU'VE DONE TO ADDRESS DRAINAGE AND THE DETENTION IN RETENTION PONDS YOU PLAN TO PUT IN RIGHT PREVIOUSLY, WE WERE GOING TO CONSTRUCT SOME IMPROVEMENTS IN THE DAWSON CREEK RIGHT-OF-WAY AND DPW HAS A LONG RANGE PLAN FOR THE IMPROVEMENTS THAT THEY WANT TO MAKE THEIR OWN ON DAWSON CREEK.

SO WE HAVE PLACED OUR DETENTION, OUR MITIGATION OUTSIDE OF THAT 300 FOOT RIGHT OF WAY.

AND WE HAVE INCREASED OUR, UH, DETENTION CAPABILITIES TO REDUCE THE FLOW BY 10% SO THAT WE MAKE A POSITIVE EFFECT ON THE AREA.

UH, EVEN THOUGH IT'S NEW CONSTRUCTION.

SO I BELIEVE I'M FAMILIAR WITH STARTING PLACE AND IT'S FURTHER DOWN STARRING LANE.

IT, DOESN'T NOT EFFECTIVE BOTTOM OUR DRAINAGE ANYWAY, NOT THAT WE WOULD HAVE ANY NEGATIVE IMPACT ANYWAY, BUT WE DID PROVIDE THE ADDITIONAL REQUIREMENTS THAT DPW WAS ASKING FOR AND THEY HAVE APPROVED IT IN REAL.
