WHAT WAS DETERMINED IN THAT WAS THAT THE RIVER CENTER IS NOT COMPETITIVE IN THE CONVENTION CENTER MARKET OR INDUSTRY.
THE FACT THAT YOU DO NOT HAVE A HIGH QUALITY CONNECTED HEADQUARTERS HOTEL THAT HAS ALL OF THE REQUIRED AMENITIES AND BELLS AND WHISTLES THAT MEETING AND EVENT PLANNERS REQUIRE TODAY IS AN IMPORTANT KEY MISSING PIECE FOR BATON ROUGE AND UNLESS AND UNTIL THAT'S RESOLVED, YOU WILL CONTINUE TO NOT PERFORM.
THE PROPOSED ARENA AT LSU DOES PROVIDE AN IMPORTANT OPPORTUNITY FOR THE REDEVELOPMENT OF THE RIVER CENTER AS IT ALLOWS THE RIVER CENTER TO REALLY DO WHAT IT DOES BEST OR WHAT IT CAN DO BEST IN THE LIMITED CONFINES OF THE PHYSICAL THREE-DIMENSIONAL STRUCTURE THAT EXISTS AND CAN ALLOW FOR A RISING TIDE AND A GROWING PIE THAT LIFTS ALL BOATS WITH BOTH OF THESE VENUES, THE LSU ARENA BEING ABLE TO HANDLE THE LARGER ENTERTAINMENT EVENTS, AND THEN THE RIVER CENTER TO HOST SMALLER ENTERTAINMENT AND CONVENTION AND CONFERENCE EVENTS AND OTHER SPORTING EVENTS.
JUST TO RECAP, THE RIVER CENTER OPPORTUNITY, WE HAVE RECOMMENDED A 40,000-SQUARE FOOT FLEX HALL/CONCERT VENUE WITH A 3,000 SEAT CAPACITY THAT WOULD BE PARTNERED WITH A 350 PLUS OR MINUS KEY FULL SERVICE HEADQUARTER HOTEL WITH A FULL SERVICE NAME PLATE.
IT IN AND OF ITSELF WILL HAVE A LOT OF THESE AMENITIES THAT HEADQUARTER HOTELS HAVE TO HAVE, FOR EXAMPLE, A 30,000-SQUARE FOOT BALLROOM AND A WHOLE BATTERY OF MEETING ROOMS, RESTAURANTS, OTHER AMENITIES THAT ARE EXPECTED.
ONE THING I WILL MENTION IS THAT THESE HOTELS USED TO BE THOUGHT OF AS BIG BOX BORING GROUP HOTELS.
THEY ARE NOW ACTUALLY LEISURE AND STACATION MAGNETS FOR COMMUNITIES.
THE MOST RECENT ONES THAT HAVE BEEN BUILT IN THE LAST FIVE YEARS OR SO IN LOUISVILLE, KENTUCKY, IN OKLAHOMA CITY, OKLAHOMA THEIR SECOND LARGEST SEGMENT IS LEISURE BECAUSE THEY'VE REALLY BUILT IT FOR THAT.
YOU CAN BECOME THIS REAL DESTINATION.
WE ALSO RECOMMEND THE RENOVATION OF THE RIVER CENTER BALLROOM AND OTHER SPACES IN A REIMAGINED OUTDOOR PLAZA.

THE REDEVELOPED RIVER CENTER WOULD EXPAND MEETING AND EVENT OPPORTUNITIES.
CERTAINLY, WITH THAT HEADQUARTERS HOTEL WILL ALLOW YOU TO ATTRACT HIGHER-RATED BUSINESS AND JUST MORE BUSINESS.

IT'S GOT TO BE FULL 365 DAYS A YEAR.
IT WILL BOOST DOWNTOWNS HOTEL PERFORMANCE.
I WILL TELL YOU THAT WE'VE DONE QUITE A BIT OF ANALYTICS ON HEADQUARTER HOTELS AND WHAT THEY DO TO THE MARKETPLACE WHEN THEY'RE INTRODUCED.
WE'VE LOOKED BACKWARDS IN TIME BEFORE AND AFTER.
THESE HAVE BEEN OPEN, AND THE OTHER HOTELS IN THE MARKET ACTUALLY PERFORM BETTER IN OCCUPANCY AND RATE IN ALMOST EVERY CASE WE'VE SEEN AROUND THE COUNTRY AFTER A HEADQUARTERS HOTEL IS INTRODUCED.
IT'S EVEN A STRONGER IMPACT FOR THOSE HOTELS THAT ARE NOT DIRECTLY ADJACENT AND WALKABLE TO THE CENTER.
THERE'S A POSITIVE RISING TIDE THAT LIFTS THE BOATS OF BOTH THE PRIMARY AND SECONDARY SET OF HOTELS AROUND.

AFTER ALL, WE'LL BE WORKING CLOSELY WITH THE OWNERS ADVISORY FOR WELL OVER A YEAR IN CONNECTION WITH THIS PROCESS.
ULTIMATELY, THE SUBCOMMITTEE MADE A RECOMMENDATION TO THE COMMITTEE THAT HUNDEN PARTNERS BE SELECTED AS THE FINALIST TO BE RECOMMENDED TO US, THE METRO COUNCIL FOR APPROVAL.
