CERTAINLY THIS IS A SMALL TEXT AMENDMENT TO CHAPTER NINE USE REGULATIONS IN REGARDS TO ADDING CERTAIN CRITERIA FOR FENCES AND WALLS.

BASICALLY ALLOWING PLACEMENT CLOSER TO A STREET WHEN OTHER SIMILAR FENCES OR WALLS ARE LOCATED IN THE SAME SUBDIVISION, OR WHEN ABUTTING WIDER SIDEWALK OR MULTI-USE PATH ALREADY EXISTS.

THIS ITEM WAS BROUGHT TO OUR ATTENTION BY THE BUILDING OFFICIAL HERE AT THE CITY PARISH.

WE WORK CLOSELY WITH HIS OFFICE TO DEVELOP A SMALL REVISION THAT ULTIMATELY ADDS CLARITY AND PREDICTABILITY TO THIS SECTION.

ALL WE'RE TRYING TO DO IS REZONE A ROUGHLY FIVE ACRE PARCEL FROM COMMERCIAL TO RESIDENTIAL, FROM C-2 TO A-1. JUST WANTED TO NOTE THAT THERE ARE NO PLANS FOR ANY KIND OF DEVELOPMENT RIGHT NOW.

WE'RE JUST SIMPLY TRYING TO GET IT REZONED. AND I THINK IT WOULD BE BENEFICIAL BECAUSE IT WOULD BE MORE COMPATIBLE WITH THE SURROUNDING AREAS, THE ZONING.

AND SO WE JUST WANT TO MAKE SURE FOR PUBLIC RECORD PURPOSES AS WELL.

THIS IS JUST A ZONING. THIS IS NOT A PROPER APPROVAL FOR ANY TYPE OF SUBDIVISION JUST FOR THE GENERAL KNOWLEDGE OF THE CONSTITUENTS.

THAT'S CORRECT. THIS ITEM ONLY DEALS WITH THE DOWN ZONING, THE SIGNIFICANT DOWN ZONING, GETTING RID OF THE HEAVY COMMERCIAL THAT'S IN AN ISLAND OUT THERE. IT'S SURROUNDED BY MUCH MORE RESTRICTIVE RESIDENTIAL, SINGLE FAMILY RESIDENTIAL ZONING DISTRICT.

AND THIS BRINGS THAT INTO COMPATIBILITY WITH THE SURROUNDING ZONING.

SO IT TAKES AWAY HEAVY COMMERCIAL AND RESTRICTS IT TO SINGLE FAMILY A-1.

SO IF ANYBODY. RIGHT. NOT SPECIFICALLY THE APPLICANT, BUT ANYBODY WANT TO DO A PROPOSED SUBDIVISION, RIGHT, IT WILL COME DIRECTLY TO THE PLANNING AND ZONING COMMISSION, CORRECT? CORRECT.
