AND THE REASON FOR THAT IS IT'S A CONVENIENCE STORE, NOT A DESTINATION.

AND THE BENEFIT OF THAT IS PEOPLE TEND TO JUST USE THESE TYPES OF PLACES AS PULL OFF AND PULL ON AS THEY'RE GOING TO AND FROM HOME OR WORK.

YOU TRAVELING OR THIS PARTICULAR DRAINAGE.

UH, THE EXISTING ORNER IS BASICALLY A FOREIGNER.

THE AMAZON THAT NEW DEVELOPMENT IS PROPOSED THAT SIGNIFICANT LANDSCAPING OVER 20% OF THE LOT AREA ITSELF WOULD BE LANDSCAPE.

UM, I IMMEDIATELY CONTACTED DOTD THAT TOLD ME THAT THEY HAD BEEN WORKING, UM, UNGODLY AMOUNT OF HOURS TO MAKE SURE THAT THIS WAS A PROJECT THAT WOULD NOT ONLY, UM, NOT ONLY IMPROVE THE TRAFFIC SITUATION, BUT THEY HAD ALL READY, WORKED WITH THE DEVELOPERS.

UM, SECONDLY MURPHY OIL HAS ALREADY PROVEN TO BE A GOOD COMMUNITY PARTNER FOR BATON ROUGE.

THERE ARE SEVERAL DIFFERENT LOCATIONS.

UH, WE PASS BY HIM EVERY SINGLE DAY.

SO I HAVE ALL THE POWER PERCENT CONFIDENCE IN THE WORLD THAT THEY WILL MAINTAIN AND UPKEEP THE PROPERTY.

UM, ALSO BECAUSE OF THE FACT THAT USUALLY WHEN THINGS THAT ARE PROPOSED FOR MY DISTRICT, THE RESIDENT HAVE TO FIGHT REALLY HARD, UM, TO PROTECT WHAT'S THE QUALITY OF LIFE.

SO I TEND TO LEAN ON THE SIDE OF THE RESIDENTS, BUT WHAT MAKES IT FAMILIAR TO ME IS THAT I LIVE OFF BLUFF ROAD IN BETWEEN, UH, SCOTLAND AVENUE AND, UH, HIGHWAY 61 SINGING.

AND THERE'S A MURPHY OFF THAT WAS BUILT TWO, THREE YEARS AGO, MAYBE FOUR ON THE CORNER OF SCENIC HIGHWAY AND BLOCK THE ROAD.

THE PROPERTY HAD BEEN BANKING AND LEAVE.

THAT WAS THE OLD, UH, CARWASH.

IT WAS ALSO AT THE CORNER WHERE WE HAVE THE HIGHEST NUMBER OF CAR ACCIDENTS AND PEOPLE ACTUALLY DO IN THEIR LIVES.

AND IT'S A, IT'S AN EXXON, THE PRICE WAS ALWAYS THE HIGHEST IN MY BED, BUT BECAUSE THERE'S A MURPHY ALL ON THE OTHER END NOW THERE'S COMPETITION.

UM, AND THEY, YOU HAVE CAUSED THEM THERE TO BE A COMPETITIVENESS THAT BEAUTIFICATION BE THE CAR OF BLOGS AND HIGHWAY 61, THEY CUT THE YARD SO MUCH AND THEY KEEP, THEY HAVE, UM, UH, THEY HAVE BUFFER, THEY HAVE, UM, FLOWER BED, THEY CUT THE YARD SO MUCH THAT THEY CUT INTO MY CAMPAIGN SIDE AND SOMEBODY OWES ME $70.

SO THAT IS LESS INTENSE THAN THE CURRENT USE OF USED CAR SALES, MOTOR VEHICLE SALES, WHICH IS ONLY ALLOWED IN HEAVY COMMERCIAL.

THE OTHER THING I WANT TO BRING UP IS, IS THE ONE THING THAT MR HAS SAID, AND THIS IS ACTUALLY THE REASON WHY I'M SUPPORTIVE OF THIS ITEM AND THAT'S AFFORDABLE.

LAVARD, UH, ANYBODY UP HERE WHO HAS A DISTRICT WITH AFFORDABLE, LAVARD KNOWS AS YOU DRIVE THAT AREA, THE USED CAR, LOTS ARE A SERIOUS PROBLEM.

UH, AND THEY ARE THE, WHAT IS DRIVING THE LACK OF REDEVELOPMENT, UH, THE BLIGHT ISSUE AND THAT SORT OF THING IN THE AREA.

HE CAME BACK A YEAR LATER AND HE SAID, COULD YOU MEET WITH ME AND TELL ME WHAT WE COULD DO TO FACILITATE A CONVERSATION WITH THE NEIGHBORHOOD.

AND I SAID, ONE, YOU'D HAVE TO PROTECT THE INTEGRITY OF THE OVERLAID DISTRICT.

YOU'D HAVE TO REMOVE THAT PARCEL OF PROPERTY FROM THE OVERLAY DISTRICT.

AND YOU'D HAVE TO DO AN ICE BUD TO SHOW THESE FOLKS AT THE PICTURES YOU WERE SHOWING THEM WERE EXACTLY WHAT YOU WERE GOING TO BUILD.

THEY DID THAT.

I HELPED FACILITATE CONVERSATIONS WITH THE NEIGHBORHOODS AS MUCH AS THE NEIGHBORHOODS WANTED TO COMMUNICATE.

AND WHEN I TALK TO CHARLES AND OTHERS, I ALWAYS SAY, YOU NEED TO GO IN AND CONVINCE THE NEIGHBORHOOD THAT THIS IS THE BEST THING FOR, FOR THAT NEIGHBORHOOD.

THE PROBLEM THAT WE HAVE WITH THIS ONE IS I FEEL LIKE WE IN THE MIDDLE OF A CIVIL WAR WITHIN THE NEIGHBORHOOD, BECAUSE YOU LITERALLY HAVE PEOPLE THAT WANT IT AND YOU ALSO HAVE PEOPLE THAT DON'T WANT IT.

SO I DON'T WANT ANYBODY TO BE MISCON, YOU KNOW, CONFUSED ABOUT THAT BECAUSE WE GOT EMAILS AND INFORMATION FOR PEOPLE THAT SAY, YEAH, I DON'T OPPOSE THIS.

I WANT IT.

AND WE ALSO HAVE INFORMATION FROM PEOPLE THAT SAID THAT THEY ARE, THAT THEY DO, OR THEY DON'T.
